Step 1: Pre-approval/Pre-qualify. Contact a mortgage professional a find out what your maximum spend can be given Canada's new Stress Test rules for financing. They can lock you into a rate for 3 months. Are you factoring in your monthly carrying costs?
Step 2: Determine WHAT you want and WHY. What are your wants versus needs?
Step 3: Let me match the properties listed properties to that which falls within your pre-approved amount. I'm happy to spend time filtering the properties that meet your needs and through my website you can also explore properties through the MLS Listings Search page.
Step 4: Let's have some fun and look at some homes!
Step 5: I will negotiate price and terms on your behalf for your desired home.
Step 6: Your offer is accepted! I'll provide you with some recommended professionals that will help you finalize things ie. home inspector, notary or lawyer, movers, as well as my Moving Checklist. You'll nee to become a "VIP Member" to access these resources.

Step 1: Check Credit Rating & Get Pre-Approved for a Mortgage
Your first next step in the purchasing process is to get pre-approved with a mortgage lender. This can be done over the phone or even online in a matter of minutes. Your rates are also subject to your financial situation and that includes your credit rating.

Step 2: Assess Your Wants vs. Needs
The next step to buying a home is to first ask yourself why you want to buy a home: to stop paying rent? To start building equity? To have a place of your own? To raise a family? To move up to a bigger house or downsize? Next, list what kind of home you'd like and where you would like to be. Be specific. Separate the "must haves" from the "want to haves."
Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood, country); community (north, south, east, or west side); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.
Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home. Step 3 & 4: Finding the Right Home For You (the fun part!)
Once you've been pre-qualified and know what price range you are comfortable with, I can help you determine which properties fit your needs by using the (MLS) Multiple Listing Service system to locate them. Before this happens I will be getting you to sign a Buyer's Agency Exclusive contract and the Disclosure of Representation in Trading Services form. This confirms that I will act in your best interests as your designated agent. Designated agency means that I am the 'sole' agent of the buyer (you). It means that I must uphold my duty of confidentiality, fully disclose relevant information to you, avoid conflicts of interest and put your interests first.
